Private Gated Golf Developments

Please know that with all new home developments, if you wish me to represent you as a buyers’ agent, I need to register you or bring you to tour the development or builder’s homes in order for me to be paid the cooperative referral fee, so you will not have to pay any commission or fee to me.

If you contact new home developers and builders directly, online, or in person, and give them your contact information, they will register you and will not pay the cooperative commission to any Realtor © or real estate agent. I can arrange for any developer or builder to send you up to date detailed information on models, pricing, location of lots and any other information. These developments are all private, gated communities with security 24/7. All have golf courses within their community, except for Hampton Lake, which offers golf memberships in neighboring Hampton Hall. Some have required annual golf fees and others have golf as an option.

Moss Creek, a private residential golf community

Moss Creek, founded in 1974, is the first gated community as you cross the Hilton Head Island – Bluffton Bridge after leaving the Island. It is a private, gated community with security 24/7. It has spectacular marsh, creek, and water views. Upon entering, you pass through an impressive pecan grove, where residents may harvest the abundant nuts. The majority of the land, which is now Moss Creek, was an exclusive hunting preserve. There are approximately 900 homesites.

In 1973, G. Stewart Smith and island architect Doug Corkern purchased the property. Their goal was to produce a quality residential, recreational community consistent with established levels of excellence found on Hilton Head, and provide an alternative to high prices, increasing densities and congestion of the island.

A 1,200-acre state nature preserve and Lowcountry marshlands border Moss Creek’s 1,042 acres. Tom Fazio completed the second golf course in 1976.  Twelve years later, Tom Fazio said, "Moss Creek continues to be among my group of favorite courses." For a number of years, the South Course was home to the Women's International, one of the most prestigious tournaments of the Lady's Professional Golf Association tour.

In 1987, the Moss Creek Owners Association assumed the ownership of the two golf courses, clubhouse, equestrian center, tennis center, amenities including a marina and common areas. The owners control the future of Moss Creek.

The 14,000 square foot clubhouse is the social center of the community with outstanding full meal service. It is a stellar destination for owners’ social events, theme dinners, buffet dinners and club meetings. It is a desired amenity for weddings and other special events. An equestrian center attracts horse owners and riders.

Bostwick Point at the east end of the community has breathtaking long views of the marsh, Pinckney Island National Preserve and the Intracoastal Waterway. There is the waterfront swimming pool, community center and deep-water marina with direct access to the Intracoastal Waterway.

   

There is a capital transfer fee of $20,000 upon the sale of a home, usually paid by the seller, which is a membership certificate. Golf dues are optional. The annual fee of the Moss Creek Owners Association in 2007 is $3,600, which includes membership in the clubhouse and use of amenities. In 2006 there were 51 homes sold, in a range from $240,000 to $1,198,000, with an average sale price of $498,168.

Colleton River Plantation

The entrance is on the mainland fronting Highway 278, two miles from the Hilton Head – Bluffton Bridge. It is a private, gated community with security 24/7. It offers two top-ranked golf courses. The entrance road winds two-and-a-half miles through the South Carolina Nature Preserve and takes you to a 700 home, 1,500-acre community with seven-and-a-half miles of saltwater marsh and more than a mile of deepwater on the Colleton River.

Golf Digest ranked Colleton River’s Jack Nicklaus Signature Golf Course the "Best New Course in America". Pete Dye designed a second 18-hole Championship Course that is considered one of his greatest designs. A second clubhouse joins the first, along with expansive lakes, specialized amenities and sweeping Lowcountry vistas.

A home site at Colleton River offers membership in both of these outstanding golf courses and entry into a special way of life. The 1999 Golf Magazine Top 100 Golf Courses in the U.S. ranking includes the Pete Dye Course, offering Colleton River Plantation the unique distinction of being the only private golf community in the world to have had two courses on the same Top 100 list.

Amenities include Jack Nicklaus and Pete Dye golf; an Augusta National-type par-3 course; two extraordinary clubhouses; Stan Smith tennis; deepwater docks; walking and biking trails; about one home for every two acres; and a breathtaking Lowcountry environment of sea and river and salt marsh that has no other match in all the world.

Colleton River's Tennis and Swim Center offers members a Junior Olympic-sized swimming pool and pool house. There is a Stan Smith designed tennis center with five Har-Tru tennis courts, a pro shop and a pavilion. The tennis courts have individual fences, joined by walkways and shade cabanas, offering ample playing space without the common distractions of club play. One of the five courts incorporates natural stadium seating for exhibitions and highlight matches. The multi-purpose activities fitness center includes a cardio theater, free weights, Cybex circuit training, aerobics room, and day spa.

Custom homes are the main type of homes, and there is a unique offering called “The Cottages.”  Reminiscent of the slate roofed cottages at Augusta National they are fully furnished and offered for both sale and rent.

Members use them when visiting Colleton River while their own homes are being built. Guests visiting for weddings and other private events enjoy their own accommodations; even member VIP clients have been hosted. Each of the five four-to-seven bedroom Cottages has its own design. They all offer spacious living rooms with a fireplace, separate suites with full baths and a full kitchen. Each comes with daily house cleaner service.

There are developer offered properties and re-sales. Please contact me prior to contacting the developer. There is a Colleton River Plantation Club initiation fee of $15,000. The annual owners’ fee, which includes golf membership, is $10,670 in 2007.

There were 17 homes sold in 2006, in a range from $641,000 to $1,540,000, with an average sold price of $1,054,647.

Belfair

Belfair is located in Bluffton on Highway 278 five miles from the Hilton Head Island – Bluffton Bridge. There are 738 homes and 1,100 acres on the scenic marshes of the Colleton River. A magnificent pre-Civil War “Avenue of Oaks” leads you into Belfair.

There are two 18-hole championship Tom Fazio golf courses.

There are nature trails and wildlife viewing areas, and a carefully preserved wading-bird rookery. A variety of facilities at the Family Activity Center includes a tennis club, indoor/outdoor pools, fitness club, playground, basketball court, and picnic grounds. There is a grand 25,000 square foot clubhouse and a 29-acre state-of-the-art golf practice facility.

In 2000, the developers transferred Belfair to the Belfair Property Owners’ Association. Every home and homesite within Belfair includes a Belfair family membership and transfers with the sale or resale of the property.

Belfair is home to Hidden Lake, a 42-acre chain of freshwater lakes. The US Fish and Wildlife Service classified the upper portion of Hidden Lake as one of the more significant colonial wading bird rookeries in South Carolina. The rookery is maintained as a conservancy, demonstrating the community's commitment to preserving the ecological integrity of the land.

Some of the species found in the rookery include the endangered wood stork, great and snowy egrets, bald eagle, and the blue and green backed herons.

The Belfair site is also located in the middle of the Atlantic flyway for migratory birds; thus hosting many different bird species year-round.

There is a Belfair Club initiation fee of $16,400. The annual owners’ association fee, which includes golf membership, is $10,606. There were 30 homes sold in 2006 in Belfair, in a range from $550,000 to $1,550.000, with an average sold price of $837,323.

The Crescent

The Crescent is a development by the national homebuilder Centex, with custom homes by other builders also in the development. It is a private, gated community with security 24/7. Located in Bluffton on Highway 278 about four miles from the Hilton Head Island – Bluffton Bridge, The Crescent has 428 homes and a few townhomes. It has an 18-hole golf course within the community.

While custom homebuilding is the norm in The Crescent, the lots and homes built there are affordable for a private golf community. Golf membership is optional, keeping the cost of ownership low for someone who wants golf community amenities and the esthetic quality that is added when a golf course landscape is part of a community.

   

Amenities include the Crescent Point Clubhouse, which features a pro shop, informal grill, covered verandas, and a residents-only gathering room. Next to the clubhouse, a Swim, Tennis, and Fitness Center features, a large swimming pool, wide sundeck, covered outdoor dining and cookout area, tennis courts, and an indoor fitness center.

The Crescent has an excellent golf course designed by Arnold Palmer that features elevated greens and tees not usually found in the South Carolina Lowcountry. Magnificent large oaks, pines and magnolias line native sand areas, and dramatic marsh views abound.

In 2007, the annual fee for property owners is $1,000. In 2006, there were 29 sales in The Crescent, 4 townhouses and 15 single-family homes. The sold price ranged from $255,000 to $745,000, with an average sold price of $441,762.

Berkeley Hall

Berkeley Hall is a private, gated community with security 24/7. The entrance is on Highway 278 about 7 miles west of the Hilton Head Island – Bluffton Bridge. It is a 960-acre, private golf club community on the Okatie River. Homes have deep water, marsh, golf and wooded views. There are re-sales of homes and lots and there are some developer owned properties also listed for sale.

The entry is across Highway 278 from Buckwalter Parkway, an area of recent new home developments. Just south on Buckwalter Parkway, there is a large, new office, shopping and entertainment complex called Berkeley Place. Its anchor is Sea Turtle Cinema, a state of the art stadium seating movie theater. There is no rival for this Cinema in Hilton Head, Savannah or Beaufort. Many shops, office buildings, courtyards, pedestrian walkways, restaurants are a prime attraction. Social and charitable events are staged in its spacious courtyards. This community center serves all the developments and neighborhoods that are clustering around the Buckwalter Parkway area. It has been called the “new downtown” of greater Bluffton.

In Berkeley Hall, there are two Tom Fazio core golf courses, with no homes on the fairways. Berkeley Hall members enjoy "pure" golf, without the interruption of interior streets or homes. A 30-acre Golf Learning Center, also designed by Fazio, offers one of the finest practice facilities of any American private club. There is a magnificent 45,000 square foot Jeffersonian Clubhouse designed by celebrated NCG Architects of Atlanta. The Club restaurants, the Mixed Grille and the Tap Room, serve lunch and dinner daily, except Monday. The Berkeley Room and Tuscany Wine Room are available for private functions.

A Spa & Fitness Center featuring indoor and outdoor pools, cardio-vascular and strength equipment, exercise and aerobic rooms, whirlpool, sauna and steam rooms, and a specialty coffee and juice bar. Outdoor recreation amenities include tennis courts, a playground, basketball, and volleyball. Ten miles of trails and pathways interlace the community.

There is a Capital Reserve Fund transfer fee of $7,000. The annual owners’ association fee, which includes golf membership, is $12,500. There were 12 homes sold in 2006, in a range from $784,000 to $1,850,000, with an average sold price of $1,044,041

Hampton Hall

Hampton Hall is a newer development near the Buckwalter Parkway region. Berkeley Hall is at the north end of Buckwalter Parkway. Hampton Hall is about 3 miles south on Buckwalter Parkway from Highway 278. It is a 1,000 plus acres, one of the largest residential properties under development in the Buckwalter Parkway area, with about 975 homesites planned.  Toll Brothers, a leading national builder of luxury homes, has partnered with John Reed and Gary Rowe, developers of such premier Hilton Head area communities as Berkeley Hall, Belfair, and Colleton River, to redefine Lowcountry living at Hampton Hall.

Golf membership is an option. There is an 18-hole golf course designed by Pete Dye. The course at Hampton Hall features five sets of tees with yardage stretching from a comfortable 5,329 to 7,489 yards from the tips, demanding for an accomplished player. A comprehensive practice facility gives you a chance to work on your strategy, which you will need when playing the unique, links-style course.

The 17,000 square foot health and fitness center features an indoor lap pool, an aerobics room, a steam room, personal massage and a café. The 22,000 square foot community clubhouse features family and private dining rooms, a banquet hall for dances and parties, a library, billiards room, card rooms and club meeting rooms. A golf clubhouse features a pro shop, men's and women's locker rooms, card rooms, and a bar and grill. Outdoor amenities include tennis courts, basketball courts, bocce ball courts, an outdoor pool, fishing and 6.5 miles of biking and walking trails within Hampton Hall.

It is the first Bluffton community to install fiber optic lines to every home. Lots may be purchased and built on whenever the owner wishes. Custom homebuilders include Toll Brothers, and many fine local builders.

Okatie: The Versailles. This 3 bedroom, 2 1/2 bath home features a well-designed kitchen that is centrally located to the large family room and breakfast area. The gracious master bedroom suite includes tray ceiling, two walk-in closets, and a master bath with large soaking tub, dual vanities and dressing area. The Okatie also features a rear-covered porch.

The Hampton Hall transfer fee is $3,000. The owners’ association annual fee is $3,036 in 2007. In 2006, there were 17 homes sold in a range from $355,000 to $839,000, with an average sold price of $598,660. In addition, in 2006, there were 20 homesite lots sold in a range of $175,000 to $275,000, with an average sold price of $213,995.

Hampton Lake

Hampton Lake is the latest development by John Reed, in conjunction with Bill Lattimore and Gary Sandor, who developed Colleton River, Belfair, Berkeley Hall and Hampton Hall. It is the first freshwater lake community in the Hilton Head area. The access road is off Highway 278 near Island West. Located 2 miles south of Highway 278 and immediately adjacent to Hampton Hall, 900 to 955 homes are planned. Wooded homesites are priced from the $170’s and waterfront homesites, most of them allowing boat slips, are priced from the $320’s.

The man-made freshwater lake will cover 165 acres and there will be 7 miles of navigable waterways for kayaking, fishing and deck-boat cruising. There are over 500 acres of nature-friendly environment and 340 surrounding acres of nature preserve. There is no golf course on Hampton Lake, but golf memberships at the adjacent Hampton Hall will be offered to Hampton Lake owners who are interested.

The Island Packet, one of our local newspapers, reported on December 25, 2005, “The lake will be 15 feet deep at its deepest point, with an average depth of eight feet, the developers said. In addition to being a scenic amenity, it will serve as an important part of the area's stormwater management system. Rainwater runoff from neighboring communities will move through the lake before discharging towards the May River. The developers say moving water will help keep algae growth down, but the lake won't be swimmable.

“About half of the 900 lots in Hampton Lake will be on the lake or have a water view. The waterfront homes are permitted for boat slips, so ”no docks will be sticking out into the lake,” said Lattimore, president of Hampton Lake LLC.

Kayaks, canoes and motorized boats up to 22 feet will be allowed on the lake, but no personal watercraft, Lattimore said. The whole lake will be a no-wake zone, and boat engine size will be 25 m.p.h. or less. Several boats will be kept at the community boat house for use by residents. Hampton Lake will have first-class amenities including a boathouse and community boat ramp, a huge pool, sandy beach, nature center, tennis courts, boat storage, trails and an informal clubhouse with an outdoor pavilion, the developer said.” The Island Packet, Carol Weir, December 25, 2005.

The property owners’ annual fee in 2007 is $3,250, which includes all of the amenities and activities. Golf memberships are available to residents in the adjacent Hampton Hall.

Eagles Point

Eagles Point is a golf community on Highway 278 about 8 miles from the Hilton Head Island – Bluffton Bridge. There are 249 homes, and a man-made 7.5 acre lake in the community. The golf course was designed by Davis Love III. There is a clubhouse, which includes a pro shop, restaurant and social/meeting room. The swimming pool complex features a junior Olympic pool, covered picnic area, fireplace, changing rooms, and an open-air cabana. Tennis courts are adjacent. Walking trails connect residential areas to the lake. Golf memberships and dues are not part of the annual owners’ fees.

The owners’ annual fee is $885 in 2007. In 2006, there were 20 homes sold in a range of $255,000 to $363,000, with an average sold price of $308,916.

The two golf courses in The Crescent and Eagles Point have teamed up to market golf packages for golfers to play both courses, under the brand, Signature Golf. Eagles Point is an affordable, smaller home community with amenities and golf, with golf fees an option, not a requirement.
