Town of Bluffton
These neighborhoods are in the Town of Bluffton all along the May River, with riverfront and nearby areas: Pine Island, Shearouse, All Joy, Marin Place, and Myrtle Island. In and near historic Town of Bluffton, there is high demand, and not much of an inventory. Many larger historic homes have been restored, and older, smaller homes are often razed and homes or commercial buildings built in the architectural style of historic Bluffton. For affordable living in and near the Town of Bluffton, there are developments of new and newer homes available.

Pine Forest Village
This small community is close to the Hilton Head Island – Bluffton J. Wilton Graves Bridge, located south of Highway 278 (also called Fording Island Road). Turn south on Malphrus Road and the development is on your left. It has 117 single-family homes, and a developer is building a few more. There are re-sales here also. Pine Forest Village boasts streetlights throughout the community, a playground facility and picnic area with pool complex, and a location convenient to Hilton Head, Bluffton schools and shopping. Old Town Bluffton at the public pier at the foot of Calhoun Street is 2.34 miles. There are re-sales, and the developer offers three new model homes, The Camelia, The Jasmine, and The Azalea, from 1,380 to 2,020 square feet, from $172,000 to $193,000 (subject to developer change). All are 3 bedrooms and 3 baths, some with garage and garage option. The Gatherings
This 103 home and townhome neighborhood is In sight of the bridge and with some water views, this is a re-sale community with no new homes. The homes are whimsical homes and townhouses in a quiet, relaxed setting. The community pool and landscape maintenance make living here fun and convenient. There were 17 homes sold from January 1, 2006 to February 9, 2007, a range of $160,000 to $245,000, and an average sold price of $209,847.
South Pointe
South Pointe is located in Bluffton, at the foot of the bridge to Hilton Head Island. There are 50 homes are on a beautiful peninsula, surrounded by holes six to nine of Old south golf links. Special golf memberships are available to residents. Privacy and security are provided by an electronic gate, which is operational from each home, and by streetlights in the neighborhood. Residents gather at the community swimming pool and a party complex is available as well. Homes views are of golf, distant deepwater or wooded views. There were 10 homes sold from January 1, 2005 to January 8, 2007, with a range of $442,500 to $620,000, and an average sold price of $501,205.
