Baywood
This small, family-oriented neighborhood is located on Baywood Drive off Simmonsville Road, about a half mile south of Highway 278. This Mid-Bluffton location offers a comfortable small neighborhood at very affordable prices. It has 97 homesites. There is no annual property owners’ fee. There were nine homes sold in 2006, in a range of $137,000 to $205,000, with an average sold price of $182,993.
BridgePoint Condominiums
BridgePointe Condominium Homes is located on the new Bluffton Parkway, between Burnt Church Road and Simmonsville Road. They offer convenient maintenance-free living. This beautifully landscaped community with two lakes, a signature bridge, and entryway is just minutes from Hilton Head Island, fabulous shopping, great restaurants, beaches and golf courses. BridgePoint offers 2- and 3-bedroom garden-style condominium homes that let you live on one floor. Current monthly regime fees, which cover maintenance and insurance range from $176 to $234 depending upon 2 or 3 bedrooms. The 2 bedrooms start at $169,900 and the 3 bedrooms start at $189,900. This is a new development, so remember to contact Lynn Castner and let him show or register you with the complex.
(The) Estate at Westbury Park
This condo development was recently converted from apartments. It is located off Highway 278 just east of Buck Island Road, and a second entrance is off Buck Island Road about a half a mile south of Highway 278. These condominiums offer Bluffton living in a unique area with ponds, sidewalks and more. There is a regime fee in a range of $170 to $195 per month, depending upon the size of the units. In 2006, there were seven units sold; three one-bedroom units from $117,000 to $122,500, and three 2-bedroom units from $142,000 to $155,000.
Fern Lakes
Located off Burnt Church Road, south of Highway 278, Fern Lake offers 90 homes in a family neighborhood. Within the community is a unique three-mile long lake waterway with excellent fishing and boating. Many homes have docks on the lake. Homesites average ¾ acre and residents enjoy a neighborhood pool and playground. The property owners’ annual fee in 2007 is $600. There were seven homes sold from January 1, 2006 to December 15, 2006, with a range of $302,500 to $440,000, and an average sold price of $364.500.
Heritage Lakes
Located off Malphrus Road, south of Highway 278, Heritage Lakes is a neighborhood community about two miles from the bridge. It features large lots, and no two homes are the same. The community is 250 acres with 235 homes planned at completion and 40 acres of lakes and 40 acres of wooded preserve. There is also a community pool available for residents’ enjoyment. There is no property owners’ annual fee. There were 10 homes sold from January 1, 2006 to February 15, 2007, with a range of $292,500 to $499,000, and an average sold price of $388,292.
Lake Linden (Preserve Homes)
Lake Linden offers homes off Burnt Church Road near historic Bluffton. There are beautiful views of the natural lagoons in the Lake Linden area. This family-friendly neighborhood has sidewalks throughout and a playground for the children. It has a community pool and bathhouse. It is fully developed, so there are only re-sales. The property owners’ annual fee in 2007 is $488. From January 1, 2006 to March 1, 2007, there were 16 homes sold, range from $195,000 to $273,000, with an average sold price of $220,962.
Lake Linden (Garden Homes)
This is a townhouse community. Each of these newly constructed townhomes enjoys either a lagoon or wooded view in a family-friendly neighborhood. There are lighted sidewalks throughout and a recreation area that includes a swimming pool, tennis courts, volleyball court, and a playground for the kids. Sixty homes make up the community. It is fully developed, so only re-sales are available. The property owners’ annual fee is $488, and there is a monthly regime fee of $200 or less. From January 1, 2006 to March 1, 2007, there were four townhomes sold, range from $196,250 to $219,200, with an average sold price of $206,862.
Meadowbrook at Old Carolina
D.R. Horton built the homes in the original development. Meadowbrook at Old Carolina is located off Buck Island Road, about a half mile south of Highway 278. It is a 31-home community with homes affordably priced. Homesites are ¼ and 1/3 acre with lots of trees. Pool and tennis privileges are available nearby. The property owners’ association annual fee in 2007 is $450. In 2006, there were two homes sold, $234,000 and $269,000.
Olde Town
It is two miles from the bridge to Hilton Head. This area is on approximately 20 acres of land and wetlands, offering lovely views and a quaint bridge crossing the wetlands. There are The Village Homes of Olde Town and The Manor Homes of Olde Town. The Village Homes have 37 lots. This site offers from two-to-four bedroom single-family homes. The Manor Homes are beautifully designed, single-family, upscale, customized private residences. The upstairs residence is 1,800 heated square-feet with three bedrooms, vaulted ceilings, and a wooden deck. The downstairs home is 1,360 square feet and has two bedrooms, nine-foot ceilings, and a concrete patio. Each manor home is sold as a single unit and is a Carolina Marketing Signature Home. The purchaser may elect to rent both residences in his manor home, or live in one unit and rent the other. There is a transfer fee upon sale of $250, and the property owners’ association annual fee in 2007 is $620. There were six Village at Olde Town homes sold since January 1, 2006 and February 28, 2007, with a range of $150,000 to $284,000, and an average sold price of $206,050.
Rose Hill Plantation
Rose Hill Plantation is an older private, gated community, with security 24/7. It is located about seven miles from the Hilton Head Island – Bluffton Bridge, and is on both sides of Highway 278 in Bluffton. The entrances are about ¾ of a mile west from Buck Island Road on Highway 278. This 1,700-acre private community has approximately 2/3 of its residents living on the golf course side, to the south of H 278 and the remaining 1/3 live on the estate or equestrian side, north of H 278. There are 27 holes of golf and a private clubhouse at the Rose Hill Country Club, but the course shut down in 2006, and its status is not yet resolved. The owners do not own the course. One proposal is to develop part of the golf course for additional homes and commercial use, but no decision has been made.
The homes on the estate side are built on spacious 2 ½-to-3-acre lots near a fully equipped equestrian center, polo fields, and riding trails. Polo matches are held at Rose Hill Plantation in April and November; traditionally spectators enjoy tailgating while they watch the matches. The historic Rose Hill home is an original antebellum mansion that enhances the beauty of this stately plantation on the Colleton River. The property owners’ annual fee in 2007 is $1,078. In 2006, there were 45 homes sold in a range from $236,000 to $1,349,000, with an average sold price of $462,184.
Sawmill Forest
Sawmill Forest is located to the north, off Hwy 278, just behind Home Depot. Development of this family-friendly community began in 1997. The resulting neighborhood has sidewalks and streetlights, and has 131 traditional-style homes with big front porches. These elements lend an air of friendliness that is evident as you watch neighbors pass on the street or call from their porches to passersby. A community pool and a clubhouse with a playground and exercise facility are favorite spots in Sawmill Forest for rest and recreation. The property owners’ association annual fee for 2007 is $634. There were 15 homes sold since January 1, 2006 to January 19, 2007, with a range of $134,500 to $200,000, and an average sold price of $177,280.
(The) Traditions at Old Carolina Golf Club
The Traditions at Old Carolina Golf Club is a private, gated community with 115 homesites on the Old Carolina Golf Course. It is located off Simmonsville Road about a third of a mile south of Highway 278. They offer a pool and tennis facility, and a special arrangement for golf privileges. These affordable single-family homes offer golf, lagoon or wooded views. The annual property owners’ fee is $840 in 2007. There were three homes sold in 2006, for $230,000, $255,000 and $303,000.
Victoria Bluff
Victoria Bluff is a neighborhood of 63 homes off Sawmill creek Road. The community is heavily wooded and surrounded by the 1200-acre Victoria Bluff Preserve. No two homes are alike in Victoria Bluff. Young professionals and retirees alike make their homes in this family-oriented neighborhood. Walking trails wind around lagoons where residents can stop to feed the ducks or relax in a swing. There is no POA annual fee. There were three homes sold since January 1, 2006 to November 17, 2006, for $440,000, $451,386 and $775,000.
Westbury Park
It is located off Highway 278 just east of Buck Island Road, and a second entrance is off Buck Island Road about a half a mile south of Highway 278. It is an old style front porch community with wide sidewalks, park and pool complex. D. R. Horton and Richardson built these homes, some in the Charleston SC style townhouses and others with wide large front porches. There are sidewalks lit by street lamps, stocked lakes and shady squares. At Westbury Park, neighbors become friends as they walk the community with their children, pets and friends. The property owners’ annual fee in 2007 is $1,435. In 2006, there were 52 homes sold, in a range from $182,500 to $390,000, with an average sold price of $262,214.
Wind Tree
Wind Tree is located off Buck Island Road about of a half mile south of Highway 278. This quiet and well-established affordable neighborhood offers homes on larger-than-average lots. It has less than 50 homes. The annual property owners’ association fee in 2007 is $130. There were two homes sold in 2006, $215,000 and $236,000.
Windy Lakes/Sugaree
Windy Lakes/Sugaree is located on Simmonsville Road, about a mile south of Highway 278. It is a small community with a small man-made lake. The property owners’ association annual fee in 2007 is $240. There were four homes sold in 2006, in a range of $228,000 to $270,000, and an average sold price of $260,750.
