Abbey Glen at New River, a European Country Neighborhood
Abbey Glen is a new development by EPCON established in 2007. It is found by going west on Highway 278 to just west of Sun City, and north onto New River Parkway. New River Parkway is across Highway 278 from the University of South Carolina, Beaufort, South Campus. Each building houses four condominiums. The homes will be done in the European country style with stone, brick and stucco, with a large owner's suite and 2 car garage. They will have vaulted sunrooms with fully insulated windows. Choose from four floorplans featuring two or three bedrooms, two full baths, enclosed veranda, private patio and Cathedral ceilings. Amenities include clubhouse with community lounge, pool, fitness center, and guest homes available for residents' visiting family and friends. It is priced from $252,000.
Alston Park at New Riverside
Established in 2006, this CraftBuilt community will have 340 homes from the low 200's. It is located in a new area called New Riverside, about seven miles west of Old Town Bluffton on May River Road (Highway 46). Turn south about a mile; Alston Park is on your right. Alston Park will be a neighborhood centered around an expansive park with several stocked lagoons throughout the property. In keeping with the natural theme, Alston Park will feature numerous "pocket parks" which will be intimate and more secluded nature settings strategically placed around the community. The phase 1 release of 48 wooded and lagoon homesites of 133 homesites are offered for sale now. There are planned an amenities facility, sidewalks and street lamps throughout the community. Four models are available now, three and four bedroom homes from $219,000 to $263,965. Ten will be available in phase one - three and four bedroom homes from $205,900 to $289,900.

Barton's Run
Barton's Run is a CraftBuilt development, established in 2006, located at the intersection of Buckwalter Parkway and Highway 46 (May River Road). It is a private, gated community of 70 large distinctive wooded and lagoon view homesites, in a natural environment of 170 acres. The lagoons are stocked for fishing. These expansive homesites are popular, and in March 2007, there were only 23 homesites available. The buyers of these 1.5 to 5.5 acre homesites, priced from $177,900 and up, may build custom homes. It is close to the public school complex, quality medical care in a new hospital and medical office buildings, shopping, fine dining and local Bluffton history. It is across the street from the May River, and close to public boat access. The community has a designated boat and RV parking area for residents.
Baynard Park
Baynard Park is a new home development of 210 homesites by Centex Homes. It is located a mile west of Buckwalter Parkway, south about a mile on Hampton Parkway, on the right. It is a private, gated community. An amenity center will be completed summer, 2007. They have eight models from their coastal collection, 1 and 2 story homes, 3 and 4 bedrooms, and 2,059 to 3,050 square feet, base-priced from $349,900 to $417,900. A number of these homes are built, inventory homes, ready for immediate occupancy.
Callawassie Island
This 880-acre sea island is a private, gated community of 169 homes with security 24/7. It has a member-owned, residential club community with 27 holes of award-winning Tom Fazio golf. Uniquely situated off Hwy 170 between Hilton Head and historic Beaufort, Callawassie Island is surrounded by the Okatie and Colleton Rivers and Chechessee Creek. Connected to the mainland by a scenic causeway, Callawassie Island offers the ultimate in privacy with the convenience of Bluffton and historic Beaufort shopping nearby. The clubhouse complex, which has recently undergone a multi-million-dollar expansion and renovation, is the heart of the community. Amenities include fine and casual dining overlooking the river and salt marshes, tennis and golf pro shops, six Har-Tru tennis courts, a fitness center and swimming pool. Homes priced from $270,000 to over $2 million, villas from $200,000 to $400,000 and lots from $55,000 to $850,000. Property owners' association annual fee in 2007 is $1,050. A social ($22,500) or golf ($45,000) membership initiation fee is required upon closing. There are re-sales and a wide selection of homesites to build new homes (75 listed for sale in March 2007).
(The) Haven at New Riverside
Haven at New Riverside will encompass 348 acres with 500 home sites. It is an age-restricted community, like Sun City Hilton Head. Prospective residents can choose from eight single-story floor plans that are designed for the active adult lifestyle. This gated community will have a zero-entry outdoor swimming pool, tennis courts and miles of walking trails. The Clubhouse will include a fitness center and meeting rooms in addition to the Lifestyle Director who will facilitate a calendar full of activities planned around homeowner's interests. They offer eight new model homes, from 1,590 to 2,597 square feet, priced from $245,990 to $361,990.
Heritage at New Riverside
Heritage at New Riverside is a Sivica Communities development of single family homes and townhomes. Heritage homes feature beautiful porches and high ceilings so cherished in traditional Low Country architecture. Quality exteriors like LP® SmartSide® siding and 30-year shingles mean less maintenance. Fiber optic wiring is installed for phone, cable and Internet.
Amenities planned by the developer include resident's amenity center, fitness center, zero entry pool, grill pavilion, dog park, butterfly gardens, sport court and sand volleyball court. There are 905 homesites and 180 townhomes on 365 acres. Base prices start at $190,000 to the $300,000's.
Heyward Pointe
Heyward Pointe offers a spectacular natural setting for just 128 manor-sized homesites within the 615-acre gated community. Located midway between Hilton Head and historic Beaufort off S.C. 170, Heyward Pointe sits on the confluence of the Chechessee Creek and the Okatie and Colleton rivers. Many developments are built around golf courses. Heyward Pointe is designed around the land's natural beauty. Wetlands are undisturbed. Residents enjoy a 25-acre equestrian park, five miles of walking and riding trails, a 70-acre lake system and a fish camp with dock for launching canoes and kayaks. The River House features a casual dining area, catering kitchen, library, large screened-in porches and decks with views of the marsh and river. Several connecting buildings will house recreational facilities, including a fitness center, tennis courts and a pool with a hot tub. Lot sizes range from more than 1 to 2.7 acres and include wooded, river/marshfront and water views. Re-sale lots are from $300,000 - $500,000.
Lawton Station
Lawton Station is a CraftBuilt development of 500 homes, located on the east side of Highway 170, two miles south of Highway 278. There are three neighborhoods: Avondale, starting at the $260,000's, Bellmeade, starting at the high $300,000's and Cambridge, starting at the high $400,000's. Amenities include a clubhouse, fitness facility, and park and recreation complex.
Mill Creek at Cypress Ridge
Mill Creek is a D.R. Horton community of 114 homes. It is on the west side of Highway 170, three miles south of Highway 278. Amenities include Fiber Optic Community, swimming pool with Lazy River, kiddie pool, a 7,000 sq. ft. clubhouse with conference rooms, fitness center, children's' playground, tennis courts, basketball court and lakes and lagoons. There are 28 floorplans from the $180,000's to the mid $300,000's.
Oldfield
Oldfield is located off Highway 170 a few miles north of Highway 278. Crescent Resources, LLC, developed it. It is 860 acres, with 500 homes. It is a private, gated community set deep in South Carolina's legendary Lowcountry near Hilton Head Island, Oldfield overlooks a spectacular horseshoe bend in the Okatie River. In addition to an 18-hole designed golf course designed by Greg Norman, Oldfield offers an array of community activities led by a full-time staff and amenities that encourage residents to enjoy all aspects of Lowcountry living, including fishing, boating, canoeing, hiking and more.
The River Club is a family gathering place with full meal service. The Outfitters Center is an outdoorpersons' dream, a combination of lodge, leisure and learning. Here, one can learn the art of fly-tying from resident River Pro David Murray, or about the beautiful ecosystem from Oldfield's full time naturalist. For members who love to hunt, Oldfield has also made available (Wild) Turkey Hill Plantation, only 30 minutes from Oldfield. The Outfitters Center also offers kayaking, canoeing, fishing, shrimping and crabbing to residents of Oldfield.
Homesites range from $151,000 to $895,000. Homes start from $595,000 and cottages from the $700,000's (with golf memberships included). Property owners' association annual fees are $1,900 for a home and $1,650 for an unimproved lot. In 2007, the annual community dues are $2,525 for residents or $2,075 for non-residents. There is an Oldfield transfer fee of $4,750 upon sale.
Palmetto Bluff
In 1937, paper company Union Camp Corp. bought the timber-rich tract of Palmetto Bluff, growing and harvesting trees to feed its Savannah paper mills. Besides providing timberland, the bluff provided the perfect setting for a South Carolina hunting lodge to entertain Union Camp's customers and executives. It remained a privately owned hunting preserve until it was purchased by Crescent Resources, LLC, from International Paper Co., which had acquired Union Camp Corp. Palmetto Bluff has been called one of the last land treasures on the east coast. This 20,600-acre community is located between Savannah, GA and Hilton Head Island, SC in the Carolina Lowcountry. Palmetto Bluff Road intersects with Highway 46, west of Historic Bluffton. The community offers residents a wide array of recreational amenities including a Jack Nicklaus Signature golf course and an Inn & Spa managed by Auberge Resorts. A series of historic roads, paths and an innovative network of freshwater trails allowing residents to reach their destinations by bicycle, foot, boat, golf cart or automobile will link the Village, neighborhoods and amenities. It will have 3,000 homes. There are three neighborhoods, Headwaters, May River Forest and South and North Wilson.
Headwaters is made up of ten spectacular Family Compounds overlooking the upper reaches of the May River. These are among the most dramatic and desirable properties remaining anywhere in the Carolina Lowcountry. High bluffs provide extraordinary vistas across marsh & water to the mainland on the far shore. They range in size from 14 to 31 acres, were selected through a hands-on physical survey of the property, in which planners and designers set out to identify the most select pieces of geography within the entire 638 acres, based on elevation, marsh and river vistas and specimen trees.
Along the fringes of the Jack Nicklaus Signature Golf Course, 240 homesites, ranging in size from one to eight acres, offer a variety of spectacular views. Some properties overlook the golf course while others gaze out across the May River. Maritime forest, trails, salt marshes and inland lakes are all part of the dramatic landscape. May River Forest homes will connect to Wilson Village and other neighborhoods through the trail system. Estate sized homesites with fairway, marsh and river views range from $325,000 to $3.9 million.
Wilson is two neighborhoods. Homesites range from a quarter acre to almost one acre. Inspired by Nantucket, Aspen and Carmel, The village is anchored by diverse housing styles and sizes, cultural activities with far-ranging appeal and commercial facilities serving residents and visitors alike. Homes start at $795,000.
Spring Island
Spring Island is located midway between historic Beaufort and Hilton Head Island in the heart of South Carolina Lowcountry. It is one of the most beautiful and historic properties anywhere. It is private, gated 24/7. It is 3,000 acres. Only 400 homes will ever be allowed, and over 1,200 acres has been set aside as a permanent nature preserve. In addition to its award-winning Arnold Palmer golf course, the Island is home to an abundance of flora and fauna and features riding, tennis, boating, superb fishing, kayaking, and 35 miles of hiking trails and bridle paths. It has a large inventory of lots for sale, 44 in March 2007, so it will accommodate a number of new, custom homes by the builder of your choice. The 44 listed re-sale lots range from $695,000 to $1,750.000. The property owners' annual fee in 2007 is $3,225. A home buyer, upon closing, must purchase their choice of either a social membership ($62,500) or a golf membership ($125,000).
Tradition South Carolina
This is the newest development, established in 2007. Tradition South Carolina is a Core Communities development. Core Communities is a wholly owned subsidiary of Levitt Corporation, a New York Stock Exchange traded company. They developed St. Lucie West and Tradition, Florida. It is located off Highway 278, between Highway 170 and I-95, near our newest hospital, Coastal Carolina Medical Center. Just a short distance from Tradition South Carolina's home sites, the charming Village Square will be the retail center of the town, anchored by Tradition South Carolina's very own neighborhood food market. Shoppers will enjoy the variety of intriguing stores as well as the cozy cafes and restaurants. The Village Square will be the heart of the community. It will be the location for a full calendar of seasonal events, festivals and concerts.
Amenities include A Tommy Fazio-designed 18-hole golf course. Convenient to the Village Square and all of Tradition South Carolina's home sites, a 50,000-square foot, $20 million Recreation Center is planned, which features the most advanced workout equipment, plus plenty of exercise space, indoor and outdoor swimming pools for all seasons, and comfortable dressing areas. It will offer programs in aerobics, yoga, Pilates, and water fitness, treadmills, exercise machines and free weights, an indoor lap pool and a 10-court tennis pavilion. The Recreation Center is expected to offer a full-service spa with steam rooms, sauna, and massage along with a juice bar and "child watch" areas for toddlers and older children. There will be miles of pathways for jogging, bikes and blades, neighborhood parks and many green spaces.
Homeowner fees include recreation, landscape maintenance, irrigation water, bundled fiber optic communications, trash disposal and a master association fee of about $375 per month, annually $4,500. Golf fees are an option.
