Arborwood
Arborwood is off Buckwalter Parkway, a small 32 home community developed by CraftBuilt homes. It is located close to Berkeley Place Cinema, office, restaurant and shopping center. The owners’ association annual fee in 2007 is approximately $384. There were four homes sold in 2006, $175,400, $182,500, $192,000 and $224,900.
Edgefield
Edgefield is a D.R. Horton Development. The developers’ properties have been sold. There is a large inventory of re-sale homes. Located off Buckwalter Parkway, it is convenient to the Bluffton public school complex, as well as the Berkeley Place Cinema, restaurant and office complex. This affordable community has single-family homes and townhomes. The amenities include a community pool, playground, soccer area, basketball court and amenity building. The semi-annual owners’ association fee for 2007 is $431.20. In 2006, there were 18 homes sold in a range from $162,000 to $248,000, with an average sold price of $195,239.
Hampton Pointe
Hampton Pointe is a very recent development, developed by Toll Brothers, a national builder. From Hilton Head Island- Bluffton Bridge drive west on US Highway 278 for 12 miles and turn right onto New River Park Parkway. The entrance to Hampton Pointe is 1 mile on the left. Hampton Pointe is Bluffton’s newest private country club community, located in a serene setting of woodlands, lakes and lagoons less than 15 minutes from Hilton Head. The developer is Toll Brothers, a nationally known luxury homebuilder. The centerpiece of the development is an 18-hole Jack Nicklaus designed course with wide fairways lined with sea pines and wildflowers. Hampton Pointe’s magnificent Community Clubhouse offers the community a true centerpiece. Exercise enthusiasts will love the Health and Fitness Center. Highlights include a complete stateoftheart fitness center, yoga and activity rooms, a full menu of professional spa services, and luxurious men and women’s locker rooms. Tennis and a pool round out the many activities residents can enjoy.
Island West
Island West was a D. R. Horton development, located off Highway 278, about ¾ of a mile west of Buckwalter Parkway. It has 250 homes and it is a completed development with re-sales available. It has an 18-hole Fuzzy Zoeller designed golf course. Golf memberships are optional, not required fees. Homesites have lagoon, golf and wooded views. Other amenities include tennis courts, junior Olympic swimming pool, shuffleboard and a clubhouse with a media center, card room and aerobic exercise facility. There are a number of homes listed for sale with good choice for buyers. The property owners’ annual fee in 2007 is $1,048.15. In 2006, 17 homes were sold in a range from $300,000 to $541,549, with an average sold price of $424,601.
Okatie Park
Okatie Park is an affordable community of 111 single-family homes, with five models from 1,000+ square feet to 2,000+ square feet, starting in the $140,000’s. It is located off Highway 170, north of Highway 278, near the planned Okatie Regional Park. It will have three separate recreation areas, two picnic pavilions and a pond. Outdoor amenities include a Pet Park, Tot Lot, areas for soccer, softball, basketball, sand volleyball, horseshoes and activity field.
Pinecrest
Pinecrest is a Centex Development, built out. It is located off Buckwalter Parkway, near the public school campus. There are three neighborhoods in this development, The Crossings, The Woodlands, and The Gables. Amenities include an amenity center, resort style amenities, and private golf. Golf memberships and fees are not part of the required fees. There is a transfer fee paid to the POA of ¼ of 1% of the purchase price, and $70 monthly landscaping fee is required. The owners’ association annual fee for 2007 is $800. There are a few developer homesites available, and there is a very wide choice of listed re-sales. In 2006, there were 30 homes sold in a range from $188,000 to $470,000, with an average price of $318,440.
Pine Ridge
Pine Ridge is an affordably priced development of 310 homes located off Buckwalter Parkway. Developed by Centex, it is almost built out. Centex has a few homes and homesites, with prices in the $214/s to $273’s. There is a substantial choice of listings of re-sales. The homes have smooth ceilings, name-brand appliances, and landscaped lots. There are lagoons, woodlands and wetlands views. They are very close, walking distance, from the public school complex. The owners’ association annual fee for 2007 is $400. In 2006, there were 18 homes sold in a range from $171,000 to $285,031, with an average sold price of $219,979.
Rose Dhu Creek Plantation
Rose Dhu Creek is a large homesite, large home development with an equestrian center and other amenities. It has 119 homesites, from one to five acres in a private, gated community featuring a full-service equestrian complex, over seven miles of leisure trails, two fully stocked fishing lagoons, and a community pool. With 300 acres, there is spacious living with preserved century-old oaks, marsh views, abundant wildlife and most importantly, space. The entrance is off the May River Road (Highway 46 which runs through historic Bluffton), about 4.45 miles from Old Town Bluffton. The developer has a few homesites available. The owners’ annual fee in 2007 is $1,170. There were three homes sold in 2004, the last MLS recorded sales: $659,000, $660,000 and $1,334,000. Because these sales were three years ago, they should not be taken as present market value. There are on March 21, 2007 four homes listed for sale, from $879,999 to $1,395,000.

Shell Hall
Shell Hall is located off Buckwalter Parkway, south of Highway 278. It is Bluffton’s newest Traditional Neighborhood Development ™. Loral One Corp. of Charleston developed it, and Engard Real Estate Company is the sales broker. There are 120 acres with 264 homesites. Buyers may choose from a list of preferred builders. Amenities include a a junior Olympic-sized, zero-entry, heated AND cooled pool, bocce ball court, croquet lawn, tennis courts, playground area, walking trails, BBQ and oyster pits, and outdoor entertaining area. All homes have integrated wiring and availability of natural gas. There are developer properties and re-sales available. The property owners’ association annual fee for 2007 is $400. There is a transfer/club initiation fee of $1,000. In 2006, there were three sales, $371,000, $367,000 and $399,000.
Sun City Hilton Head and Riverbend
Sun City Hilton Head is an age restricted community, where one resident must be over 55 years of age, and children under 18 cannot stay more than 90 days. It is a secure, gated community west of Highway 170. Developed by Del Webb, and now owned by Pulte Homes, it has several thousand homes. Both new homes and re-sales are part of a strong market. Many amenities and owner activities are the theme of Sun City developments. Riverbend was developed by Sun City as a community with higher end homes. It sits along the Okatie River. The entrance is off Highway 170, north of Highway 278. Riverbend owners enjoy all the amenities of Sun City Hilton Head. This is a very large development, so there are new homes offered by the developer and a large re-sale inventory to choose from. The owners’ annual fee is $1,545 in 2007. In 2006, there were 230 homes sold, in a range from $142,000 to $905,000, with an average sold price of $$290,609.

The Farm at Buckwalter
This was a D.R. Horton development of 555 homes and townhomes. It is located off Buckwalter Parkway, across the street from the public school complex. It has parks, bridges, amenity center, swimming pool, playground and a clubhouse. A Bluffton Regional Park is planned nearby. It was one of the most popular of the affordable new home developments, which quickly sold out. It is large enough that there is a wide choice of homes listed for sale. The owners’ association semi-annual fee in 2007 is $479.16. In 2006, there were 65 homes sold in a range from $128,000 to $325,000 with an average sold price of $188,374.
University Park
D. R. Horton developed this recent home and townhouse community, located next to the University of South Carolina, Beaufort, South Campus. It fronts Highway 278, between Highway 170 and I-95, just west of Sun City Hilton Head, There are 276 homes in this development. Development homes were sold, but there is a good selection of re-sale homes. University Park homes are in the neo-Charleston style, affordable homes on modest size homesites, which offer a very good value for the size and type of new homes. Amenities include a pool, fitness center and clubhouse. There is a capital reserve/transfer fee upon sale of ½ of 1% of the sold price. The owners’ annual fee in 2007 is $1,089. There were nine home and townhouse sales in 2006, in a range from $150.000 to $237,250, with an average sold price of $184,108.
(The) Willows
The Willows is a Craftbuilt Homes development, built out. It is located off Buckwalter Parkway. Homesites have wooded and lagoon views. There are 180 homes. The owners’ association annual fee is approximately $420 in 2007. in 2006, there were eight homes for sale in a range from $199,000 to $220,000, with an average sold price of $197,518.
Woodbridge
Woodbridge is a CraftBuilt Development. It is located off Buckwalter Parkway, near the Berkeley Place Cinema, office, commercial and restaurant center. It is also close to the new public school complex. This Woodbridge has homesites with lagoon or wooded views. The focal point of the neighborhood is the 13-acre park, which includes a lake, a gazebo and lots of room to play. Residents may also enjoy a pool and clubhouse. In Parkside at Woodbridge, classic homes include sidewalks and streetlights and the natural beauty of a 100-acre nature preserve. Wyngate, is another Woodbridge’s neighborhood. The developers have sold out their homes, but there is a wide choice of re-sales. In 2006, there were 32 homes sold in a range from $293,000 to $406,000, with an average sold price of $261,828.
